Authorisation for the Security Deposit amount will be made on your card; to be held in case of damages, in accordance with our Terms & Conditions. Your booking is confirmed only once you have received a letter of confirmation from us via email and the required deposit/full payment for the rental has been received by us. We aim to have the confirmation email sent to you as soon as possible and within 24 hrs of the time we have received your payment. Check-in details will be emailed to you 7 days prior to your arrival. Standard check-in is from 15:00 on the day of arrival. Late check-ins can be accommodated. Early check-in will only be possible if the Apartment happens to have been vacant the night prior to your arrival. Checkout is by 10:00 on the day of departure.
Cancellation or Change:
Cancellation fees depend on notice given and are as follows:
More than 55 days prior to arrival 25% of total Rental Sum
30 – 55 days prior to arrival: 50% of total Rental Sum
Less than 30 days prior to arrival: 100% of Rental Sum
Rental Deposit of 25% is non-refundable, even in the case of force majeure. We recommend that you purchase travel insurance with cancellation cover.
Shoes Off. NO smoking. NO partying. NO pets. Dishes must be cleaned and rubbish taken out on departure. The apartment should be found in the condition of check in; changeover fee covers disinfection cleaning/bed linens & towels ONLY. Leaving the apartment in a mess will result in cleaning fees being taken from the authorised security deposit.

Colliers Wood shares its postcode district with Wimbledon and is a great cost effective base for the Wimbledon Tennis or for experiencing London. It's a safe and comfortable area with great shopping in the Tandem Retail Park (TK Maxx, Next, Boots, Mamas & Papas, WH Smith, etc.) and the large Sainsbury's Hypermarket which also has Marks & Spencers in the same building. On the banks of the River Wandle is Merton Abbey Mills - consisiting of a craft market, heritage centre, shops, restaurant, and pub. Merton Abbey Mills is within easy walking distance from Boyd Garden. It's a great family day out. For children there are also places nearby with swings, springers, multi activity units, seesaws and even a trailblazer. If a paddling pool with a friendly crocodile in the middle is more what your kids are looking for, there's even that! And if venturing off to the bigger sights of London seems a bit too much like hard work with the kids you can always take a day off and visit Deen City Park, which offers a small farm with stables and gardens where families can interact with cows, sheep, alpacas, ferrets and other animals. Major attractions close-by include not only the famous sporting venues like Wimbledon and Twickenham but also Kew Gardens and Richmond Upon Thames. Large Virgin Active centre (gym). St. Georges Hospital closeby.

Cost effective way to see London!
We had a great time at Boyd Garden. With kids London can be expensive, so saving on accommodation (without staying in a 'dive'!) was really important to us. This family home is less than a 5 minute walk to the Tube. It was very clean and well kept. Boyd Road is a lovely and quiet residential street that felt safe. There was lots for the kids to do. There is the Nature Reserve very closeby and loads of other things, but having a private fenced garden meant we didn't have to leave to have to leave the apartment just to get a breath of fresh air. Thumbs up on this one!
