This tastefully modernised 2nd floor apartment is in a traditional sandstone-built Edinburgh tenement building. The apartment is beautifully presented and has been completely redecorated and newly carpeted throughout. Being at the rear of the building, it is very private and quiet.
The apartment has one double bedroom and can accommodate two people very comfortably and up to 4 guests using the sofa bed in the lounge. The lounge has an oak fireplace with electric fire, flat screen TV, DVD, stereo system and wireless internet.
The modern kitchen is well equipped with crockery, cutlery, glasses and kitchenware, gas hob, electric oven, fridge-freezer, microwave and washing machine. The bedroom has a spacious wardrobe and chest of drawers and the bathroon has a modern and efficient shower. There is always hot water available with central heating to keep you cosy in cooler weather.
Well situated in the pleasant Leith Walk area, the apartment is a 15 minute walk from the east end of Edinburghs famous Princes Street and Waverley Station (the main train station where trains arrive from London, Aberdeen and Glasgow). Leith Walk, which is a 5 minute stroll from the apartment is very well served with buses that can take you to every part of Edinburgh.
The local area has a range of shops for food, newspapers, etc and there are a variety of pubs, bars, take-aways and restaurants including Italian, Polish, Indian and the traditionally Scottish Tail End Fish Restaurant which arguably serves the citys best fish and chips. The apartment is on the same street as the very tempting Sicilian Pastry Shop.
The city is famous for its castle (on the hill overlooking Princes Street), the Royal Mile (with St Giles Cathedral, the ancient Scottish Parliament building and Museum of Childhood among other attractions), and various museums and galleries, including the recently re-furbished National Museum of Scotland. Holyrood Palace, the new Scottish Parliament and Arthurs Seat are all within easy walking distance of the apartment and the castle is around a 30 minute walk. Leith, with its many bars and restaurants, the Royal Yacht Britannia and Ocean Terminal (large indoor shopping mall and cinema complex) can be easily reached by taking a bus down Leith Walk.
We are working towards environmentally friendly living and helping to support the environment through energy efficiency, recycling and using products which cause as little harm to the environment as possible. We use energy efficient light bulbs throughout the apartment and all new 'white goods' are energy and water efficient models. Cleaning and washing products are provided that are derived from plant based materials and we supply plenty of recycled toilet paper and kitchen towel. We ask visitors to use the on-street recycling bins which take paper products and plastics and we will recycle all glass left behind in the apartment by guests. We also provide re-usable shopping bags for guests to use during your holiday.

You are welcome to come and stay for just 2 nights at any time, but the minimum charge for ANY let will be £150.
All rentals include bed linen, towels, hot water, heating, electricity and gas. We also provide kitchen towels, cleaning materials and cloths, washing powder, toilet paper and basic toiletries, a selection of herbs and a small welcome pack of tea, coffee, milk, sugar and biscuits.
A deposit of £100 per booking is required to secure your booking. The balance is payable 6 weeks before your holiday start date.
It is helpful if guests can arrive around 4 pm, though we can usually make arrangements to meet you later - up to 8 pm. There will be an additional charge of £20 for anyone arriving between 8 pm and 11.30 pm. This is because we have to make special arrangements to be able to do this.

We were in Edinburgh for the Hogmanay (the celebration of the New Year in Scotland) and we found this good place to live, really comfortable, with all what we needed. The city center is at 10 minutes walk and the price was probably the best we could have found for this period.
And above all, communication was easy with Barbara the owner who gave us much information about the city.
I recommend this place for all stays in Edinburgh.
We stayed in this lovely flat for four nights during the height of the Festival (2011), a time when any hotel this conveniently located would have cost the earth. It is a clean, thoroughly renovated and well-appointed flat in a charming old building: the best of both worlds. Albert Street lies a short walk from both Calton Hill and Holyrood Park, both with gorgeous views over the Old Town. We kept strolling to the city centre, but if you were in a hurry nearby Leith Walk has a great many buses that will whisk you to Princes Street in under ten minutes. The flat is close to a number of good food shops with a wide selection. Cooking in the flat was a pleasure; we prepared breakfasts and suppers, but there is space and equipment to make more elaborate meals if one needs to. We set up the table (it can be folded away) by the huge window so we could look out on the garden below while we ate. The double bedroom is also nice and bright, as is the WC and beautiful glass shower. The flat is ideal for a couple, but a third person can be accommodated comfortably in the pull-out sofa in the sitting room - or another couple, if they are friendly! It is, finally, the human touch that makes this flat such a delight: Barbara was attentive to every detail down to the helpful binder with maps, brochures, and telephone numbers. We wished we could have stayed much longer. We would love to go back.
We wanted to see Edinburgh and the festival for a few days and this flat is a great base. Princes Street and the heart of the city is only 15-20 minutes walk, or there are lots of buses from close by at all times of day and night. Good places to eat nearby as well as Leith Walk has a good variety of restaurants.
Flat itself is comfortable, quiet and well equipped to a good standard and even better than we had expected from the photos. There was plenty of information about the Festival and tourist activities in the apartment and the internet connection was very useful for checking the festival program.
