Collinella 12 is a semi-detached villa, in a typical Tuscan farm building , newly renovated yet retaining the rustic charm, with stone walls and chestnut beams under a pantile roof. The hamlet is on a private road situated perfectly between San Gimignano and Volterra, with uninterrupted views across a rolling landscape. San Gimignano is 14 km away , a most beautiful walled medieval town with many restaurants and interesting shopping. Volterra is 15 km , another walled town with a bustling market and lovely buildings and cafes. Siena is 50km , steeped in history and Florence 60km distance offers many cultural and historical delights. There are several small restaurants in the area of Podere Collinella where one can enjoy the local dishes.
Podera Collinella is situated off the main road to San Gimignano,3km along an unmade private 'white' road, lined with olive trees , mediterreanean bush ,and lovely countryside.
Podere Collinella 12 is a semi-detached villa with private gardens on 3 sides and amazing views across the valleys to Volterra to the south and Pisa to the west. It is unique on the development as it has the bonus of 2 terraces, both with lovely dining furniture and gorgeous views, one is south facing under the gazebo and the covered terrace west facing for sundowners ! There is a double bedroom and bathroom on the ground floor with access to the west facing garden , and a double and twin bedroom upstairs with a second bathroom with washing machine. The furniture is a modern light oak and the beds are comfortable.The kitchen is newly fitted with cooker and dishwasher and large fridge freezer. The sitting area has italian leather sofa and chairs. Mosquito net windows to downstairs bedroom.
As the villa is set on a slight hill we do get a pleasant breeze
which is most welcome in the hot months.
We choose to let to groups of 4 guests although there are 3 bedrooms available.
The shared pool is 7 m by 14 m and from 1.5m deep and is open from May to September. It is approx 3 feet deep to approx 5 feet .The manager of the estate takes care of the pool and gardens.
The apartment has a private garden with sitting areas in the sun and shade. Being in a slightly elevated position there are wonderful views all around the villa. There is a barbecue for guests use. All the garden furniture is good quality and there are sunloungers for use.
As the apartments are all privately owned, and few are rented out , we ask you to respect the privacy and quiet of the neighbouring apartments.
Parking is restricted to the parking area and cars are not allowed to be parked outside apartments to restrict views.

Credit cards accepted or payment in any currency with Pay Pal with charges.
Electricity and water , linen and towels are inclusive and 4 units of gas per week , which is considered adequate for hot water and cooking, If central heating or more gas is used it is charged at 4.5 euros per unit and deducted from the deposit.
