Our modern bright and comfortable family friendly holiday accommodation is on the ground floor level of a private apartment house in a very central position. Only a few minutes walk to the Planai gondola station and a four minute walk to the town centre shops, bars and restaurants. Furnished to a high standard, we can accommodate up to 4 adults or 2 adults and 2 children. Bedroom 1 has a large double bed with 2 separate mattresses and quilts. Bedroom 2 has 2 single beds. Other amenities include flat screen cable television, WI-FI Internet, DVD player fully fitted kitchen and a large and sunny South facing terrace with mountain views.
Secure ski rack and heated boot storage is in the cellar accessed by elevator Our family friendly apartment is on the ground floor with elevator access to the cellar. This allows access to our secure ski and boot storage area with boot heaters.
A private covered parking space is included in the rental price to keep your car safe and snow free. allowing you to quickly get on your way in the winter mornings to the surrounding ski resorts.
For winter rentals we can organize airport transfers, ski passes, ski hire and ski lessons as well as a wealth of information on the local area and things to do.

Rentals from 26th may until 15th October 2012 include the "Sommercard" which allows guest's free unlimited use of the local cable lifts (exception - 1 trip per stay to the Dachstein Glacier).The "Sommercard" also give lots of discounts on entry to many attractions in the area, including toll free access to mountain passes.
A 20% deposit is payable within 2 weeks of booking to confirm your reservation. The balance of 80% will be due to be paid in full 2 weeks before your arrival. For bookings within 2 weeks of arrival the full amount is payable.

For short notice bookings payment can be made in cash after arrival.
Mandatory Local Tourist Tax will be charged at approx €1.00 (Euros) per person per day for all over 15's

Winter season bookings are Saturday to Saturday, if you have a request outside these days please get in touch and we will do our best to accommodate you.
Departure time is 10.00am, Arrival time is after 1.00pm and no later than 6.00pm. If you have to arrive out side these times please let us know so we can make suitable arrangements to meet you.

If you are in a hurry or want a take away there are also fast food outlets available in the town centre. You are spoilt for choice on the ski slopes at the numerous cosy huts and restaurants on the mountains. We kindly request that guest's do not not wear ski boots or walking boots in the apartment house hallways and lift, as well as in the apartment itself. We ask that a cash deposit of €100 is lodged with our keyholder on your arrival to safeguard against loss of keys or minor damages, This will of course be returned on your departure if no losses have occurred during your stay. Any loss or damage will be assessed and the appropriate level of compensation will be requested in accordance with Austrian Hotel regulations. We recommend all guest's should have adequate travel insurance that includes liability cover. |

recommended Schladming has a direct rail link to Salzburg which is one hour away, with connections to other towns and cities in Austria and beyond. All local buses are free with a valid ski pass in Winter. If you have the Sommercard buses are also free in the Summer. As the apartment is in the centre of Schladming all ammenities are within a short walk, including supermarkets, shops, restaurants, swimming pool and ski lifts. Schladming is an all year round adventurous sports destination Winter Mile long slopes and beautiful cross-country trails are waiting for you in and around Schladming-Rohrmoos, this family friendly resort in the Dachstein-Tauern-Region, is one of the biggest ski-regions in Austriaand is rated as one of the top 5 ski resorts in the country. Rising from the town the connected 4 mountain ski area of Planai, Hochwurzen, Hauser Kaibling and Reiteralm are easily accessible from the apartment, with the Planai Gondola station less that 8 minutes walk away. Being part of the Skiamade alliance, the area boasts 860 km of piste on 1 lift pass, with 167 slope kilometers and 46 mountain restaurants in the Schladming area alone. Just 15 km away the Dachstein Glacier (2700 metres) offers year round snow. Cross country skiers are very well catered for with 200km’s of marked trails in and around Ramsau, famous for its high snow sure flat pastures, situated on a Plateau 1200 metres high at the foot of the Dachstein glacier (2700m) which boasts the highest in peaks in this region. Floodlit night skiing and tobogganing on a 7 kilometer track are available on the slopes of the Hochwurzen mountain. Miles of winter walks abound throughout the area. Other activities include ice climbing, ski mountaineering, snow shoeing, guided glacial ski tours, snow tubing, heli skiing, snowboard funparks, skidoo driving, and for the more gentle pursuits, horse drawn sleigh rides, ice skating, and ice curling. There are several excellent ski schools in the town, with gentle nursery slopes on the sunny Rohrmoos plateau above the town. Schladming is a bustling market town with pavement cafes and lots of restaurants of all kinds. The town boasts at least 14 bars and numerous cosy restaurants. Austria’s largest Apre Ski Bar the Tennehaus lies at the bottom of the home run into the Planai stadium area. Summer In summer Schladming and its surrounding area is a popular destination for mountain bikers, walkers and mountaineers. With high temperatures and long sunny days the activities available include golf (an excellent 18 hole golf course is just a 10 minute drive away), mountain walking/hiking, horse riding, swimming, horse and cart rides, 7 km mountain go-kart track, paragliding, white water rafting, canyoning, an adventure park on the Planai, climbing on the nearby Dachstein for all abilities and Nordic walking or running with 8 special courses in Ramsau There are many mountain biking trails in the immediate area and the Planai mountain plays host to the UCI Mountain Biking World Cup every summer. For a more relaxing time there are also numerous bathing lakes and beaches nearby, as well as major tourist attractions such as the Hallein Salt mines and Werfen Ice Grottos, Hohenwerfen Castle, St Wolfgang am See and the beautiful lakeside village of Halstatt Easy hikes across the local peaks on marked trails are well within the capabilities of the average walker, or for a less strenuous stroll, take a walk along the banks of the river Enns. Visit the the magnificent Reissach Waterfall, or take a rowing boat and feed the trout at Bodenseee. Relax over a cold ice cream at one of the pavement cafes in the centre of Schladming and watch the World go by. Why not visit the Planai Adventure Park or take a trip up the Dachstein Glacier Cable Car (free with the summer card) and take in the fabulous views of the Alps from 12,000 feet, don’t forget to visit the ice cave to see the amazing figures carved out of solid ice. You could even try summer skiing or snowboarding on the glacial slopes that are snowsure all year round. The historic city of Salzburg, and its famous lakes, is only 50 minutes away by car or train, whilst a little further away are the Austrian capital Vienna and the Bavarian capital of Munich, famous for its beer gardens. Also within a short drive are the picturesque towns of Hallstatt with its salt mines and St Wolfgang am Zee which featured in the sound of music. With the Sommercard there are many attractions throughout the region offering discounts, including free unlimited use of the local mountain cableways and entry to the areas swimming pool complexes.

Steiermark is located in the southeast of Austria. In area, it is the second largest of the nine Austrian states. It borders Slovenia as well as the other Austrian states of Upper Austria, Lower Austria, Salzburg, Burgenland, and Carinthia. The capital city is Graz and the area is rich in local history. Italy, Slovenia and Hungary are easily accessible by car (3 hours).
In winter Schladming is a popular ski area forming part of the largest ski alliance in Europe, the Salzburger Ski Amade with 860 km of slopes on 1 pass. The Dachstein Glacier is the furthest Easterly Glacier in Europe at just 2700 meters (open summer and winter). The city of Salzburg is the 50 minutes by car, with Graz 2 hours and Vienna 3 hours drive away.
By Air
Schladming is approximately a one hour drive (90km) or a one hour train journey from Salzburg airport which is served by several low cost airlines including, Ryanair, Easyjet,Thomson Fly, and Flybe. There is also a daily scheduled British Airways service, as well as charter flights from UK, Germany, Netherlands and the Skandinavian countries during the ski season. A bus runs to Salzburg Main Railway Station every 10 minutes from the airport during the day. Other destinations in Austria with direct flights from the UK are, Ryanair to Linz, Graz and Klagenfurt and Easyjet to Innsbruck. Lufthansa and Easyjet also fly to Munich and Austrian Airlines to Vienna.

Several direct express and regional services are available from Salzburg main railway station to Schladming daily. The route takes approximately one hour and is very picturesque as it passes through the mountain scenery.There are also connecting routes from Vienna, Graz, Innsbruck and Munich and many other international destinations.
By Road
Approximate driving time to Schladming from Calais (1194km 10 hours), Munich airport (235km 2.5 hours), Graz airport (2 hours), Innsbruck airport (265km 2.4hrs) and Vienna (292km 3 hours).
Bus/Taxi Services
There is no need for a car in resort, and the ski buses run to all the local mountains as well as the glacier, these are all free with your ski pass. We can recommend Reisen-Habersatter Airport Shuttle who offer an online bookable return service direct to the apartment from Salzburg airport for 53 Euros (30 Euros one way).

From Germany On the Autobahn (A8) to Salzburg, then take the autobahn (A10), to Altenmarkt, followed by 18 km along the B320 Ennstal Valley highway to Schladming. When driving through German cities with low emission zones please be advised that you need a special emissions sticker for your vehicle, these are available via the following link Umwelt Plakette
From Vienna
On the Autobahn (A4,A1,A23,A2) to Liezen, followed by 50 km on the B320 Ennstal Valley Highway to Schladming.
For motorway driving in Austria, your vehicle must display by law an Austrian Motorway Toll Sticker" These are available from garages at all border crossings. A 10 day pass currently cost Car €8.00 Motorbike €4.60
Quiet,modern, warm, well equipped apartment
We had the privilege of being the first renters of this brand new apartment in January 2012.
The service of the local company handling the rentals was very good. Even the missing hairdryer was supplied within the hour of arrival.
The apartment is sunny, modern decorated without frills and a good view to the Planai. We valued the underfloor heating, providing a cosy atmosphere. A added bonus was the english channel TV program.
During our stay we left the skis and ski boots at the Planai station. One can rent a heated cupboard to store the equipment. We used the 10 minute walk to and from the station to do our shopping or stop in one of the little restaurants and eating places.
We can highly recommend the apartment.
Perfect holiday home
After spending a week in the apartment, we found it a very relaxing and peaceful place to be. The apartment is well equipped and close to all local amenities .The town itself is within walking distance and has a large choice of restaurants and shops.There is a supermarket very close by, which is open from early morning till early evening which is very handy. The ski resort is very well prepared and caters for all levels,with amazing views from the top of the mountains. We really had a great time and look forward to returning again. We highly recommend this as a perfect holiday home.
