Description
Almond Tree Villa is a very attractive 4 double bedroom, 2 bathroom property surrounded by beautiful gardens situated about 3 miles from Ocho Rios town center. The villa has it's own large private swimming pool with patio area where you can while away the afternoons relaxing in the sun.
Accommodation and facilities.
The spacious master double bedroom has an en-suite bathroom with toilet, and fitted shower. There is a king sized solid wooden bed, two bed side tables, a fitted walk-in wardrobe and dressing table with drawers, together with cable television.
Another large bedroom adjoins the master bedroom. This room is equipped with a double bed and a bunk bed and is ideal for children, enabling the two rooms to be used as a family suite or alternatively the room can be used as a second double bedroom.
The third double bedroom at the front of the house is furnished with another king sized bed, two bedside tables, a chest of drawers and a large built in wardrobe. This room also has cable television.
The main bathroom has a toilet, wash basin and fitted shower and is shared by the third bedroom and another spacious fourth double bedroom at the rear of the property. This fourth bedroom is furnished with a double bed and a single bed, together with a bedside table, small couch and a fitted wardrobe. Every room is equipped with a powerful ceiling fan and shuttered windows.
The newly fitted kitchen is of a good size with a four ring gas cooker. The kitchen is equipped with a fridge freezer, toaster, microwave oven, electric kettle and coffee percolator and facilitates the large lounge/dining room that has cable television, a DVD player and a six-seat dining table. There is also plenty of seating around the television with three full sized settees.

Swimming Pool.
The pool is a recent addition to the property. Many of our guests had previously commented that a swimming pool was the only thing missing. Now our guests can spend many a relaxing day lounging around the pool on a sun lounger while sipping a cool drink or two as the kids happily splash and play around in the water. The pool measures 25ft by 15ft and is ideal for children being only 3ft deep at the shallow end where the steps enter and 5ft 6in at the deep end.
The pool is very private and secluded being situated in the back garden and of course you and your party will enjoy exclusive use.
Almond Tree Villa is situated in the peaceful suburban district of Eltham, only a little over one mile from the nearest beach and three miles into the centre of Ocho Rios. Selbourne Gardens was highlighted in the Sunday Gleaner as one of the most desirable places to live in and around Ocho Rios and many of our neighbours are returning residents. 'Ochi' is a splendid major tourist resort with an impressive array of hotels, restaurants, bars and night life. The market is well worth a visit with its huge selections of exotic fruits, fresh produce and fish. Other nearby tourist attractions include the famous Dunns River Falls, Prospect Plantation and Chukka Cove for horse riding, Dolphin Cove where you can swim with the dolphins, Island Village, Bob Marley's birthplace at Nine Mile and playwright Noel Coward's house Firefly with its spectacular view over Port Maria. The villa is within easy reach of several very beautiful beaches.
Marvin the house manager
The house manager Marvin and his partner Tessa reside at the rear of the property in a self contained apartment. Marvin is justifiably very proud of his lovely gardens and apart from security, which is his other role at the villa, he is always happy to offer his services as chef to ensure your holiday is enjoyed to the full.
Bed and Breakfast Option
Many of our guests prefer to book with breakfast included and at only £5 per head per day and £2 for small children it makes great sense. Marvin is renowned for his cooking and what better way to start the day than with a good hearty Jamaican breakfast served outside on the Pool Terrace. Your party can pre-order a varied weekly breakfast menu by speaking to Marvin when you arrive at the villa.
If you would like Marvin to cook the occasional evening meal for you please make a private arrangement directly with him. Marvin will also be happy to organize a jerk party out on the Pool Terrace for you and your guests with a selection of jerk chicken, pork and fish on the menu.
There is a maid service, which is included in the price of your holiday with Tessa coming in once a week (every Monday) to clean throughout the villa and change bedding.
For those guests who want to get away from it all Tessa is also available to do your washing and ironing. For the very reasonable price of only $1000 Jamaican dollars Tessa will wash and iron your clothes to a high standard.

NOTE: Rental rates are based on how many guests are in your party. Prices start at £500 per week for two people to rent the whole villa exclusively. 3 people - £550 total per week, 4 people £600 total per week, 5 people £625 total per week, 6 people £650 total per week, 7 people £675 total per week, 8 people £700 total per week and 9 people £725 per total per week, 10 people £750 total per week and 11 people £775 total per week. Discounts are given for children, so please ask for a quote.
When booking we require £100 deposit for each week of your holiday with the balance due one month before you travel. We also ask for a security deposit of £100 that will be returned to you provided no damage is caused to the property and everything is in order when you leave.

amazing place in the best island ever
It is hard to be back home after spending the best two weeks ever. the villa is great and the swimimg pool is fantastic. Marvin & Tessa really know how to make you part of the family and they really take care of you. The villa is very clean and tidy. Best place for value. You def get to know Jamaica and get close to the locals.
Best holiday in Jamaica ever
The villa was amazing. Marvin and Tessa were like part of our family from the first day. Spacious enough for me and my 4 kids as well as any visitors I had. Pricing was flexible and reasonable. My kids loved the pool and and going to the riverand beach nearby. I visit jamaica every year with my kids for 1 month every year and this was the best trip ever. Close enough to Mobay and Kingston so I could catch up with friends there and far away enough to ensure my privacy. Would defineately recommend this villa to anyone visiting jamaica, Just add airconditioning for next year please.

Once again, a marvellous stay at Almond Tree. We love this place, it's like a home away from home. Neil, the owner is always in contact with you to make sure everything is ok for your stay and is always open to suggestions on improvements. Marvin and Tessa are absolute angels, helping out with everything, inlcduing going shopping with you at the local market, to help you get the best prices for things. Marvin's cooking is so good that I left it all to him, only cooking one meal in the entire three weeks we were there. He even was willing to pick us up in the early hours of the morning from various nightclubs in Ocho Rios. Tessa keeps the place spotless and her washing service is superb, its lovely to come home with all your holiday clothes already having been washed. Having the pool was a real bonus, especially the exclusive use of it. The peace and tranquility of this villa and its neighbourhood is the main reason we come back here, in fact we have already pre-booked for next Christmas and New Year. Love it and would highly recommend it to everyone.

Brilliant - Home away from Home!

Almond Tree Villa is clean and well maintained, with spacious rooms, beautiful pool/relaxing area and well kept garden, it is just home away from home. From the moment our party of 6 arrived, we were made to feel welcome, special, and oh boy were we pampered. The villa is in a perfect location, just outside Ocho Rios centre, close enough to get to within 10 minutes and other attractions i.e. Dunns River Falls are also close by. Marvin the manager/chef/Mr fix-it (as we named him) was on hand whenever needed. His cooking skills are second to none when cooking Jamaican food and he makes the best run-down. Tessa with her calm relaxed manner was just wonderful and kept the villa clean and accommodating. Both Marvin and Tessa have a warm, welcoming, relaxed and extremely accommodating attitude, and took their role seriously, always checking we were comfortable and happy. We did not have a car so Marvin introduced us to our driver, Billy, who was just wonderful and at our beck and call whenever and wherever we wanted to go.
I will and have already recommended Almond Tree Villa to family/friends and some of my party returning soon will be staying there again. I will also be going again 2011 and have already spoken to Neil about staying again.
I was elected head of our party and dealt with all bookings. Neil and I spoke several times prior to the journey and I was not made to feel like just another holiday maker booking his villa but Neil took a genuine interest and wanted to ensure we enjoyed our stay. Neil also called me on our return. I'm so glad I found Almond Tree Villa while surfing the internet for accommodation.
I cannot honestly say there was one thing I did not enjoy about staying at Almond Tree Villa....well except internet access but there was problems with that just about everywhere in Jamaica!!
My favourite activity? Relaxing on the veranda or chilling by the pool soaking up the sun!! Should you prefer something a little different sightseeing (I didn't need it I was born in Jamaica), partying, tourist attractions...just about anything, all you have to do is let Marvin know and he'll guide you.
Almond Tree Villa is now my home when I'm in Jamaica, I will not stay anywhere else!! Nice one Neil, Marvin and Tessa. Keep up the good work!!
A great place to stay
Dealing with Neil the owner before embarking on my journey i was very impressed. He was in contact with me a lot before we left England, he made us feel like we really matterd he call to check flight times to ensure his people would be at Mo Bay to meet us very good custmor skills. When we reached, Pete was there to meet us, he was very friendly and made us feel comfortable. Upon reaching Almond tree, after a 8 hour flight and a 2 hour drive from Mo Bay we were very tired. After a day or so it became apparent that this place was a little tressure. It soon became a home from home the surrondings in the light of day was beautifull. Marvin was very helpfull and helped us with our every need. One thing i was impressed with was the fact they gave us a mobile phone with all key numbers we would need already pre programmed in it. This was an excellent touch as you are a little bit issolated.
The staff were all so friendly and helpfull. Ms Rose the house cleaner was lovley and very thorouger in he work. My favorite member of staff was Galvin he was above and beyound. When ever we called him he was there asap if he said ten mins he was there in ten and he was so helpfull he really took care of us and never tried to rip us off his prices were very reasonble of all the taxi's we used he was the cheapest by far. Pete was allways on call for us and dealt with any problems we had swiftley. Over all it was a very pleasent experience and we'd definetley stay there again. Although the house is a little bit off the beaten track, with good transport links it was a great place to stay. We enjoyed our stay very much.
Home from Home
Almond tree villa is a home away from home its Spacious,Clean,beautiful gardens and a lovely pool/ relaxing area and as for the staff,Marvin the house Manager/chef and whom i've named Mr Fix It is Brilliant so accomadating no problem is too big or too small and as for his cooking skills Real Jamaican food at your service,Tessa is a lovely girl also accomadating and laid back,they made our stay so comfortable and gave us ideas on where to go and what to do...from directing us to the nearest beach to arranging taxi's and informing us on the best clubs to go too which was right up my street...But saying that this villa is an ideal location for everybody and anybody from party groups to the more mature traveller.Six of us stayed in total and were all very different but there was something for everyone to do from relaxing by the pool,chilling on the veranda reading to listening to music in the living area....I dont think i could stay in a hotel again i've got the Villa Bug and i will be returning again. Infact i've just booked with neil for three weeks in march and this is the first time i've dealt with Neil the owner directly and he has been so helpful going as far as reccomending the best online deals for flights.The actual Villa is in a nice quiet safe area and its not to far from main street and the fare back and forth is quite reasonable local beaches are golden clean and simply gorgeus..Yet again it's got something for everyone from all ages and background..This time round im going with a group of different people so it shows that im reccomending it to my own family and friends and anyone else who will listen...Enjoy i know i did and will again!!!!!!!!.
