Wonderful villa with private pool. Sleeps 4/8 (2 Bedrooms). Situated in the pleasant little villa area Athina Gardens in the village Ayias Triada. There is only about five minutes walk to the nearest beach 'Mouzoura beach', small shops and some restaurants.
We have a number of modern villas to let for one or two families.
Our villas are located in the same area just near the beach at Protaras / Kaparis on the Greek part of Cyprus. All villas are freestanding and built in two levels. They have two to three bedrooms, fully equipped kitchen and a private pool. Bedrooms and bathrooms are upstairs and kitchen and living room in open, airy floor plan on the ground floor. All villas have washing machine.
All villas of course have air conditioning (in bedrooms and living rooms) which can be switched for either heat or cold depending on the season of your stay. All villas have each a private pool (3.5 x 7.5 m) and an outdoor shower, its own brick barbecue and parking slots for two cars, all surrounded by a pleasant garden.

Our villas are situated in the pleasant little neighbourhood Athina Gardens located in the village Ayias Triada on the Greek-Cypriot part of Cyprus. It is only about five minutes walk to the nearest beach “Mouzoura beach”, small shops and some restaurants. Within 10 minutes drive is in one direction the famous resort of Fig Tree Bay with its wonderful beaches and crystal clear waters, and in the other direction the cosy small town of Paralimni with several major restaurants and department stores, and everything one could need and wish.
The area is quiet and consists mainly of villas and apartment complexes that serve as vacation homes for the Cypriots. In the area there are a few supermarkets and restaurants and local bus that take you to Protaras, Fig Tree Bay and Ayia Napa. A few hotels and a marina are also in the surrounding area
If you enjoy the beach and salt-water swimming the area is a real gold for you. It is close to three quiet beaches with different characteristics, you can easily explore the beaches because there is a path among the rocks out to sea. It takes just 5 minutes to walk down to the nearest beach, Mouzura beach which also is a genuine Cypriot fish restaurant that is open all year round.
Sirena Bay lies a little further away, about 15 minutes walk, but is a favourite spot because most tourists do not know the beach. There is also a restaurant with lounge character, nestled in an olive grove. Fireman beach is also within walking distance.
The nearest airport is Larnaca. It is about 35 miles away, about 40 minutes by car.
The fishing village Ayia Triada is situated in the heart of the Famagusta district. In this area you can enjoy a wide variety of activities such as scuba diving, mini golf, horseback riding and much more.
For a more relaxing stay, try the various beaches around the area, ranging from beautiful sandy beaches to rocky beaches with exciting hidden sea caves.
If you enjoy exploring surroundings, you will certainly enjoy wandering among the rocks of the many hills in the area.
Ayias Triada is a quiet spot outside the small town of Kaparis. Within a few minutes walk from the villas there is a quiet and shielded beach with beautiful landscapes and crystal clear water.
The area is still central in Famatusta district, therefore, it takes you no time to travel to the bustling town of Ayia Napa, which is known for its vibrant surroundings, open all night and night clubs and trendy bars or the more traditional town of Paralimni, where you can visit historical monuments and see the amazing views.
All the amenities you could want is within walking distance of the villas, such as typical taverns and cosy bars.
The area is home to stunning golden beaches, brilliant blue water, sharp rocks and small sheltered bays. The diversity of activities in the area is a treasure for everyone and you can choose to swim in the calm sea, explore the cool rocks and mountains, participate in a wide variety of water sports, or simply escape from the main tourist areas to the near-empty bays.
We cooperate with some friends that also own villas in the same neighbourhood, so we can accommodate many families in separate villas next to each other.
