Description
It has a great open-plan ground floor with lovely kitchen, lounge, dining room and patio doors leading to the pool and garden. Upstairs the master bedroom has a spacious en suite and two twin rooms, two more bathrooms and a balcony. There are two big comfy sofas that seat six so you can relax in front of the large flat screen TV (with Wii + games, DVD player, DVD library, satellite). Outside, there is a big pool and pool-side terrace for sunbathing, an outdoor kitchen with stone built BBQ, electricity and running water. Purple bougainvillea, scented lemon trees and local flowers flourish in the large garden. There is a sun umbrella over the poolside table (seats 6) for alfresco dining and good quality loungers for sunbathing.
The villa is set back a couple of minutes walk from the sea in the small, south Cyprus village of Kapparis, an easy 40 minute drive from the airport at Larnaca. As well as beaches, the local village of Kaparis has a small high street with a supermarket, a couple of local bars and three really good restaurants. The Italian is especially good for pizza and pasta. The food at the Greek place is excellent but we can't vouch for the bracing after dinner drinks they send you off with.
We can pick you up at Larnaca Airport and transport you to the villa. One car accommodates up to 4 people and will cost about 40 Euros or a minibus for larger groups at 73 Euros Alternatively you can take a taxi from the airport or make use of one of the many very reasonable rates offered by the Hire car companies at the airport (we advise you to pre-book with them prior to arrival). Its a straightforward 40 minute drive to the Villa in Kapparis. If you arrive at a late hour or would like the convenience of having some basic groceries in the property when you arrive, we provide a complimentary welcome basket:

- A £250 (300 Euro) security deposit is required when you make your final payment. This is held against any damage or loss during your stay and any associated costs deducted. It will be transferred back to your account or by cheque within 21 days of your departure from the Villa.
- Unless previously agreed the earliest Check-in on day of arrival is 3pm and latest departure time is 11am on day of departure.
For the little ones - cots, high chairs, changing mat, blender, stair gates, Steriliser, childrens;s books and DVDs, a Nintendo Wii with games and pretty much everything you could wish for are all provided free of charge in the villa. Just let us know what you want when you book.

Lemon Tree Villa May 31st 2010
We stayed at Lemon Tree Villa with our son, his wife and our two grandaughters in June 2010 and made enquiries the evening following our return to go back later this year! The Villa is well appointed, being in a quiet location yet close to all amenities. The pool and gardens are well maintained and the Villa equipped with everything you could possibly need! The essentials provided for our arrival were a welcome surprise.
The local restaurants and bars did not disappoint we had some excellent meals - the nicest of which was at Faliros. The local beaches are easily accessible and after a day lazing around our own pool we enjoyed a five minute walk either way to have a relaxing swim in the sea before watching the sun set (heaven) We have rented many properties in Cyprus but none have ever lived up to our expectations never mind exceeded them as Lemon Tree did!! Attention to detail is evident from the minute you book your holiday to the moment you leave the Villa . Nothing was too much trouble for Chris Thank You for allowing us to enjoy your lovely villa! We had a wonderful holiday !
Palm Tree Villa Kapparis Cyprus
The reason we chose palm tree villa, was the friendly help and advice we received from Chris the owner, we were looking for, villa with pool, near the sea, sleeps six, no need for car, you could walk to the shops and bars and get a bus to other places easy enough, you can rent a car easy while your there but we found sitting by the pool, in the pool, walking to the beach, in the sea, pleasant enough. Its that hot when you get to the sea your in, when you get back to the villa, your in the pool. Our youngest learnt to swim, first with arm bands then without, the villa is clean, air conditioned, thee bathrooms, and not overlooked, the villas next door were owned by locals who only came at weekends, we would recommend to friends because its clean, round the corner from the sea, round the corner from the shops, and the villa exists, which might sound silly, but when we were booking the thing you dont know if its there or not , but soon as we got an email back from the owners we felt reassured and booked . now we have been cant wait to go back.
Fantastic Family Holiday
We spent the half term holiday at Palm Tree Villa and had a wonderful time. The villa has everything you need to keep the children entertained, Pool, DVD and Wii giving you at chance to relax while they play. The location of the villa is great, there is a little local beach but the beautiful beach of Fig Tree Bay is just 10 minutes away by car, as are some fantastic restaurants in Paralimni. Chris and Christine have thought of everything possible to make the house welcoming and comfortable. The local agents make sure the house is perfect for your arrival and are on hand should you need any assistance. We have been to Cyprus four times now and I think this was definitley the best place to stay and hope to go back again soon.
Amazing honeymoon
Just returned from the palm tree villa from our honeymoon, We had the best holiday ever, it was really easy to get from the airport to the villa and easy to get around. The villa was light and airy and had everyhing you needed and more. The pool was lovely and quiet and was cleaned twice a week. The weather was fab with sunshine 9 days out of 10. We loved the restaurants in kapparis especially Just Italian and Faliros. We didnt really do much other than laze round the pool and visit a few place,s we loved protaras, ayia napa and the waterpark (very expensive but totally worth it) we were very sad to go home and would love to go back some time in the future, we couldnt of asked for a better honeymoon
Great for relaxation
We stayed in Lemon Park Villa for 3 nights. Had a great time. The villa's position make it a peaceful place to relax. The kids enjoyed the pool and the area around it was just great. The sea is very close to the house (walking distance) as well as supermarkets and restaurants. The house was clean and very well equiped. Will definetely recommend it and would prefer it for our shortbreaks in Paralimni.
Perfect!
We travelled to Cyprus and stayed with villas4kids in June 2011 (at villa Alexander) and were really impressed by both the team and the accommodation. From first contact, everyone was really friendly, completely professional and were prepared to go above and beyond without hesitation to ensure that our stay was perfect. The villa was easy to get to, spacious, well furnished, clean and most importantly had everything needed for the little one. It had a lovely outside area with sparkling pool and was ideally situated (down a small cul-de-sac, just off a quiet residential road) between the beach and the main Kapparis Avenue/Leoforos Kappari. The villa was excellent value for money and I would whole heartedly recommend villas4kids... hassle-free fun for memories to last a lifetime!
