This amazing villa sits on the headland between Kata Beach and Kata Noi Beach. No expense has been spared from the Baan Saleah is a brand new 980 sq metre villa built to a high specification on the 100 sq metre infinity pool to the designer furniture. Baan Saleah offers total peace and serenity.
The four chic bedrooms offer privacy from each other making it perfect for two families. The beds have been especially made for the villa offering the ultimate in comfort. A selection of pillows will aid a wonderful nights sleep. Each bathroom has its own hand crafted terrazzo bath and hand chipped marble basins, two have indoor/outdoor shower areas. 10 people can be accommodated with ease within this magnificent villa. The villa is also fully air conditioned in all the living and bedrooms.
Guests will be treated to delicious Thai cuisine prepared by the live-in staff who also provide housekeeping services which includes laundry.
The Sonos music system can hold up to 80,000 songs of all genres to suit every taste. There are Bose speakers throughout the villa so that you can enjoy music no matter where you are, from the Sala to the Living room.
The Sala on the pool terrace has a huge swinging day bed so you can lay and look out at the glistening Andaman Sea. There are also two double recliners on the pool terrace allowing you to get that tan whilst listening to the waves crashing on the rocks. The staff can arrange for massage, hair braiding or a manicure by the pool.
The 12 metre gabled ceiling sitting/dining room has doors that slide back on both sides making it feel outside whilst you are sitting inside. Eat at the ultimate dining table cut from one piece of wood, designer dining chairs complete the scene.
Look through the glass panels on the top terrace at the waterfall whilst you eat at the hand crafted table which seats up to 14 for dinner with a view over to Pu Island and the Andaman Sea.
The staff can assist you with all your holiday requirements, from golf, paragliding, quad biking, scuba diving and boat trips.
Baan Saleah is within walking distance to many famous restaurants, a list of which is in the villa.
The entertainment room has a surround sound 50 inch plasma cable TV system complete with a variety of DVD’s for your enjoyment.
Take a stroll down to the large boulders in front of the villa, during the high season you can swim off the rocks as the sea is calm.
Kata Beach is just a short walk down the hill as is Kata Noi Beach; there are many restaurants and café’s along the beach to enjoy a delicious lunch or dinner. The village of Kata has many shops to buy souvenirs’ or a trip into Patong will satisfy all your shopping needs.
Phuket has great infrastructure with good roads, shopping malls, cinemas and a host of activities to keep you busy if you so desire.

All and any e mails used in the enquiry and booking process are deemed to be legally binding as though they are part of the terms and conditions and of the rental agreement and contract.
Payments are usually requested by Bank to Bank transfers direct either to the property owners or managers. Payment procedure will be advised to you on your confirmation e mail. Please ensure your bank transfers the exact total shown on your invoice without deduction of any fees which are the responsibility of the client. Any payment received which is not as the exact amount will be adjusted on your balance payment or your security deposit.
Please note that Baan Saleah charge your security deposit in US$ and return it to you less your in resort deductions in the same currency.
Our cancellation policy is per the scale below:
For all booking seasons apart from the high season - 80% of the overall cost will be refunded up until 60 days before arrival. Within 60 days of arrival no refund will be given. For high season bookings 80% of the overall cost will be refunded up until 75 days before arrival. For bookings made during the high season no refund will be given within 75 days prior to arrival date.
Any repayment of funds or deposits will incur a small bank transfer fee as charged by our bank. This is payable by the client.
The damage deposit will be added in with your security deposit together with any balance payment.
These charges may include but are not limited to any damages, additional housekeeping, extra cleaning, mislaid inventory, telephone charge, rental items or additional nights stay etc which will be charged automatically against your security deposit.
Check In and out times are flexible depending on bookings at the time. We respect the fact that you may be arriving early or late.
The villa is not usually rented on your day of arrival or departure to any other person and the owners are very flexible on this point.
A full housekeeping service is provided. With 24 hour on call emergency attendance.
The live in staff are very discreet and offer great Thai cuisine and some Western food. The staff will discuss your requirements daily. All receipts will be presented to you at the end of your stay and payment in Thai Baht is required at this point directly to the staff.
The house keeping staff offer babysitting (albeit not professionally trained) please be aware that babysitting services are only undertaken with the understanding and agreement that no liability can be accepted on behalf of the owners, managers, staff or agents or any other persons and that the parents/guardians/family and groups members accept full responsibility for all children in their care. Clear and precise instructions should be given.
The infinity swimming pool is used at the guests risk. Baan Saleah is situated on a hillside with a sharp drop off so extra care must be taken with young children. Please be aware that there is no diving in the pool.
The Owners will NOT accept any responsibility in these matters so please ensure you have comprehensive holiday and medical insurance. Medical care is very good in Phuket if the case is that you require it.
Any person abusing the property or staff may be liable, with loss of all payments, to eviction from the property by the local Thai Police.
Please ensure that you respect the local staff and people’s ways of life and culture.
The owners of Baan Saleah accept no liability for property loss
or damages nor liability for injury, accidents, delay, or any irregularity.
Guests are responsible for the villa during occupancy and should lock windows and doors securely at all times when not on the premises. Safes are available in each bedroom.
Your villa manager will be able to offer advice when needed..
Any matters arising with regard to any legality in these terms are deemed as being under Thai Law. The owner’s intentions are for you to have a happy and carefree holiday and to enjoy their property as if it were your own.

I will never forget this holiday and want more
My boyfriend and I recently travelled to Thailand with his parents and chose to stay at the spectacular Baan Salaeh Villa at Kata Beach. Walking through the beautiful entrance way filled with tropical plants and a stunning water feature, we started to feel any thoughts of work and life at home drip away, with a mindset of absolute relaxation taking hold.
We were greeted by the wonderful staff at Baan Salaeh with a delicious drink to cool us after our trip and an introduction to our surroundings. The staff really did look after us for the next week, waking us with the smell of crisping bacon and booking luxurious spa treatments by the pool. Our escape would not have been the same without them.
The rooms at Baan Salaeh are in a class of their own - with no hotel room really comparing with the luxury and clever design offered here. From the beautiful artwork created by the owner, to outdoor tropical showers and bath products to entice the senses, each room is of exemplary quality - with no two being quite the same.
The rooms lead out to the beautiful infinity pool, the centerpiece of the Villa. The vast expanse of water appears to continue to the ocean, which can be seen from all parts of the Villa. The pool is large enough for laps in the morning, yet perfect also for lying back on the steps and absorbing the sun.
Day trips are a breeze from the Villa, with the staff helping book trips to Patong and distant islands. Just as good are short trips down to Kata Beach to explore the shops or enjoy a short Jetski - for the more adventurous.
It was also great to have the opportunity to escape the sun, with a state-of-the-art sound system and home theatre perfectly designed for blocking out the midday heat. An afternoon movie with a cool drink is the perfect way to unwind after a hectic morning of lying by the pool.
Meals in the Villa are spectacular, with fresh produce bought daily to create the most incredible Thai dishes. Spicy salads and soups that tingled on the tongue were contrasted perfectly with delicious sweets. The music system that ran through the house provided the perfect backdrop to evenings watching the sunset over the beach.
The Villa was perfect for the group as we could stay separately, meeting for meals and drinks by the shared pool. Being able to have such privacy within an open space was an absolute luxury and a testament to the unparalleled design of the Villa.
I will and already have recommended to friends and family to stay at the incredible Villa. It really is an experience I will never forget.
Perfect setting for an amazing holiday
The most incredible holiday I have been on. As soon as we arrived we were spoilt by the fantastic staff. The bedrooms are all very well appointed and each is finished in its own unique style. Perfectly positioned between the two Kata beaches. There is plenty to see and do only a short stroll down the hill to the local village shops. We are looking forward to returning ASAP!
My perfect holiday in Thailand
I have never stayed anywhere as exquisite as this villa. The design, decor and attention to detail is second to none. The fantastic view, the superb pool, the walk to the lovely beach of Kata Noi or down into the village, the marvellous food, the friendly staff, all contributed to the most wonderful holiday - there are not enough superlatives to describe it all and I certainly couldn't find any fault at all.
Unbelievable location - had to pinch myself
We arrived from the UK and spent a week at this amazing villa. First, the views over the sea were stunning with a fabulous vista over the pool, past the palm trees to the sea and the island in the distance. The bedrooms and en-suites are amazing, so good that we borrowed a lot of ideas for our own refurbishment back in the UK. The in-house staff were polite and discrete, with wonderful in-house food provided when required. Locally, there are two excellent hotels, one of which has particularly beautiful views and an excellent wine sellar - one of my best ever lunches! Have a siesta by the pool in the afternoon, enjoy an aperitf and stroll down to the sea on the path behind the house to observe the sunset by the rock pools in tranquilily. You can't go wrong here!
Stunning views and magnificent villa with STAFF
My family and I recently stayed for a week at Baan Saleah in Phuket.
From the moment we arrived we felt special, not only with the quality and amenities in the villa but the friendly staff made our stay truely memorable.
The villa has a stunning pool overlooking the ocean. A seperate media room to relax in away from the sun and all the bedrooms are beautifully appointed and offer a special experience for the guests.
Our family very much look forward to visiting the villa again!
Big negative - we had to leave
Ok so there are holidays and there are holidays - this was truly something - the BEST holiday - much better than the photos. We were told it was a designer villa and wow it was better than that - we actually felt like we had been put into heaven - there is a huge swinging day bed by the pool in the sala and we fell asleep most afternoons after the yummy lunch prepared by the staff. They were so quiet and attentive yet there when we needed them - there was a bell in the sala to ring for them too. The complimentary bar was super - we did not need to go out for drinks and took them down to the rocks to watch the sunset some nights. We wanted to explore phuket but once at the villa decided that it was too good to leave. I wanted to write this review because it is rare to find a place so big and spacious with such great huge bathrooms and massive 2 meter beds - it was more economical than the group staying at a hotel too - so well done Baan Saleah owners - you have made such a great product and we will be telling all our friends. We have only rated you "good" because we had to leave otherwise it would have been excellent!!

villa you have here in Kata. I must confess that it has lived up to
the description and photos perfectly and Da, Duan and Pia have made
the experience so far quite incredible, from the food to the seamless service with a smile. They really are lovely, and Noi has also been efficient and good to deal with.
I am here with my wife Siobhan, our 4 children and my sister in law, to celebrate my 50th on Jan 1st and everyone is having a really chilled time. We have fallen in love with Phuket, especially when contrasted with a wet and chilly London that we left behind 5 days ago.
You and your husband are to be commended to have made this property so stunning to visit and comfortable to stay in. We have villas in France and Spain that I am finally considering to holiday lease and I take a lot of pointers from what you have provided here, although I don't think it would be possible to provide the same level of personal service that you have achieved with your Thai staff - my gardien at the villa, whilst a nice guy, would struggle to be as accommodating Ifear!

My wife and I have now stayed at Baan Saleah on three separate occasions, visiting first as a couple on a romantic weekend getaway, next a year later with friends and most recently in November 2011 for our wedding and honeymoon. We wanted Baan Saleah to be a part of the most important day of our life for one simple reason...it is without question the most spectacular villa in Phuket. Perched high up between Kata and Kata Noi beaches with million dollar sunset views, a stunning infinity pool, four tastefully designed bedrooms, huge bathrooms, a wonderful living room space that opens up to a balcony with amazing sea views and a separate cinema room with a good library of DVDs and surround sound, this is truly a haven for those wishing to get away from it all.
Beyond just the hard features, what really sets Baan Saleah apart from all others is the wonderful hospitality you are guaranteed to receive right from the moment you land into Phuket. We were picked up by Khun Paul from the airport (at a highly reasonable rate) and whisked to our villa in about an hour where a team of three - Khun Da, Khun Duan and Khun Pet - awaited us with genuine, warm, heartfelt hospitality. From the simple to the exquisite, western to Thai, fried rice and pad thai to tiger prawns, curries, and salads the cooking at Baan Saleah is phenomenal. The staff have had professional kitchen experience in the past and you are assured of top restaurant quality food served right in your stunning home…what’s more is it is at a fraction of the cost of eating in a restaurant as you are only charged the cost of the food purchased from the market. The food is so good; you will not want to eat out in town! Next to the swimming pool there is a fully stocked up fridge with soft drinks and beers charged at cost and on a corner of the living room a complimentary bar fully stocked with whiskeys and spirits.
Having been to Phuket for both work and pleasure more times than I can count, I must say that Kata is my most favoured location – it is not as quiet and isolated as Surin and definitely not as loud as Patong…a nice balanced mix of both that works very well. With Baan Saleah being in between Kata and Kata Noi, you have the option of heading to quieter Kata Noi beach or livelier Kata in about five minutes each way. If for any reason you ever wanted to venture out to eat, two of Phuket’s most respected dining venues are right at your doorstep…Mom Tri’s Kitchen Royale is adjacent to Baan Saleah and The Boathouse is a couple of minutes’ walk down the hill towards Kata. In Kata itself there are plenty of shops, bars etc to keep amused for the duration of your holiday.
At each visit we have been exceptionally well taken care of by the Baan Saleah team and by Khun Noi who looks after the villa and handles any requests you may have with ease and a big smile. Baan Saleah and the staff there have become an extended family to us and we are definitely going to be returning again, and again and again. For anyone considering options for that perfect holiday spot in Phuket, look no further…this is IT!
