Residenz Zwieselstein is situated in the alpine village of Zwieselstein (1.472 m), in the Ötztal Valley, arguably the prettiest in the Tirol. ‘Residenz Zwieselstein’ is 3km to the South of Sölden in the heart of the Ötztal Alps, 1.5 miles from the lifts and less than 200m away from the ski bus stop to Sölden and Obergurgl. With its small chapel dating back to 1747 the village is characteristically Tyrolean, dominated by 600 mountain peaks of which 174 are over 3,000 m. The village and the valley offer a unique combination of stunning natural landscapes, warm hospitality and authentic tradition. The raw beauty and picture postcard surroundings contrast with the impressive infrastructure and facilities available to visitors.

A deposit of 25% is payable to secure the booking. The balance payable 28 days before commencement of the holiday.
PAYMENT
A deposit equal to 25% of the total holiday cost must be paid at the time of the booking. Balance of payment is due 4 weeks prior to departure. If the booking is made less than 4 weeks prior to departure, the total cost of the holiday is payable immediately. Failure to pay / delay in payment will result in the automatic cancellation of your holiday. Cancellation fees will be levied accordingly
PERSONAL BELONGINGS
Neither the owners or the House Manager/local representative can be held responsible for any theft, loss of, or damage to personal belongings (car, luggage, cameras, skis, cash etc.). Objects or personal effects belonging to the holidaymaker are strictly his/her own responsibility.
LOCAL DISTURBANCES
Clients must respect neighbours while resident in the apartment and when approaching or leaving the apartment. The owners are not responsible for interruption to your holiday due to circumstances of force majeure (e.g. war, threat of war, riot, terrorist activity etc) or for local disturbances beyond our control which we were not aware of e.g: lack of electricity, gas or water supply due to strike, drought etc; absence of certain services such as lifts under repair, television breakdown, closure of shops, clubs, restaurants due to holiday, strike, low season etc; noise disturbances, traffic levels (may be high at peak season), dogs in neighbouring accommodation, road work near the accommodation. The owners cannot be held responsible for any building/road work which may occur, and no compensation will be justifiable for inconvenience beyond our control. If however the owners knows of any building/road works or any other local disturbances likely to affect your holiday, we will do our utmost to inform you prior to departure.

HIGH ALPINE SKIING: Zwieselstein is positioned between two world class ski regions, the International World Cup resort of Sölden (1.377 m) and the traditional mountain resort of Obergurgl (2,000 m). The smaller resort of Vent, home to Tirol’s highest mountain, the Wildspitze (3,768m) is situated a short drive to the west. Snow is guaranteed from October to May due to the high altitude (3,250 m) and 2 glacier ski areas, Rettenbach and Tiefenbach. SOLDEN: Sölden is certainly one of the top 5 international ski resorts in Austria. The town itself stretches for more than 2km along the valley floor with traditional Tyrolean-style buildings situated on both sides of the river and along the main road. It is a vibrant resort with a great atmosphere. With more runs than Chamonix and Kitzbühel, Sölden has a lot to offer. Directions: From Innsbruck airport follow the signs to the A12, and head East towards Haiming and Bregenz. After approx 30Kms turn off the A12 signposted Oetz and Oeztal onto the 186. Continue on this road all the way, Langenfeld & Solden are signposted down the Valley. After leaving Solden, Zwieselsein is the next village. Residenz Zwieselstein is the Yellow apartment house and can be seen on the left hand side over the river as you approach Zwieselstein. Apartment 7 is on the first floor.
Great Location
We have just come back from this apartment. The village is lovely and to have the choice of skiing in Solden or Obergurgl was great. The apartment was beautifully furnished and after skiing, to sit on the balcony with a beer and look over the village was a great bonus. We will be back!
