Villa Lycia is set within a small hillside development of just three villas in the Ortaalan area of Kalkan. The property has stunning views over both Kalkan and is set over three floors (the top floor is dedicated to one large bedroom suite with its own en-suite shower room, large roof terrace with table & chairs). The villa is larger than average as each floor is approximately 70 square metres and inlaid travertine marble flooring has been laid throughout. The villa is fully air-conditioned and will comfortably sleep up to 10 guests (the 9th & 10th guests would be accommodated on extra single beds in the large twin bedroom or on the sofa/daybeds in the living area).
The walk into town will take around 15 minutes (downhill). A taxi home is a good idea though! The local supermarkets will deliver your shopping to the villa free of charge.
In brief, the villa comprises:
Ground Floor:
Open-plan kitchen area which contains dishwasher, built-in electric oven and gas hob, extractor, washing machine, extremely large fridge-freezer, ample crockery and utensils, iron and ironing board. Cool bags are also provided should you wish to take a picnic to the beach!
Open-plan living area which contains two large wrought iron sofa/day beds, wrought iron arm-chair, coffee table, console table with CD player, side table and Satellite TV with DVD player. Double doors lead out to the pool, sun terrace and outside dining area. There is a spiral staircase in the living area to take you to the first and second floors. There is also a shower room / WC on this level (adjacent to the ground floor double bedroom).
Open plan dining area which contains a glass-topped wrought iron table and chairs. We are able to provide a high-chair on request.
The ground floor double bedroom is situated next to a separate shower room/WC.
The bedroom contains a kingsize wrought iron bed with mosquito net, bedside tables, wardrobe, dressing table with mirror & stool and a hairdryer. A door leads out to the pool & terrace area.
First Floor:
Twin bedroom, which is a very spacious room containing two single wrought iron beds each with mosquito net, bedside tables, small sofa, large wardrobe, dressing table and en-suite shower room/WC. Two additional single beds can be added to this room if required making it an ideal room for the children to share. Double doors lead out to large veranda-style balcony which has three director's chairs. We are also able to provide one or two cots on request.
Double bedroom containing a kingsize wrought iron four-poster bed, bedside tables, wardrobe, dressing table and an en-suite shower room/WC. A door leads out to the large veranda-style balcony which is shared by the twin bedroom.
Second Floor:
Double bedroom suite which contains a kingsize wrought iron bed with mosquito net, wardrobe, bedside table, armchair, dressing table, hairdryer and ensuite shower room/WC. Double doors lead out to the spacious roof terrace with glass-topped wrought iron table & chairs. This room has a large en-suite shower room. The roof terrace has stunning views over Kalkan Village and bay.
Outside the villa:
Large freshwater pool, terrace area, dining area, BBQ, sunbeds, parasols and deckchairs. The pool dimensions are approximately 9 metres x 6 metres (at widest points) and 1.65 metres deep. Please note that there is no shallow end and access to the pool is via ladder-type steps (not graduated ones). Villa Lycia is within a small development of just three villas (there is a slightly smaller villa on either side of it) and it is therefore not completely isolated.

Kalkan is situated on Turkey's gorgeous Lycian Coast and was once a simple Turkish/Greek fishing village. Today's Kalkan is quietly sophisticated and postcard pretty with a few good quality low-rise hotels, a selection of privately owned holiday villas and a multitude of excellent roof-top restaurants offering all manner of culinary delights, together with a good selection of of stylish and atmospheric blues and jazz bars. The village shops stay open 'til around midnight and are well stocked with interesting antiques, crafts, jewellery, carpets and clothing. The narrow streets of the old town are lined with whitewashed shuttered buildings festooned with brightly coloured bougainvillea intermingled with shops and terrace-topped restaurants. These streets twist down to the harbour, which is the focus of the village and here you can enjoy a meal whilst watching the world go by or by looking at the array of elegant 'gulets'. During the day, you can make use of one of the many 'beach clubs' in the area, or spend some time on Kalkan's own pebbly beach, visit the local market, engage in some of the local sporting activities (such as water-skiing, parascending, scuba diving, trekking etc), take a trip to one of the historical sites, visit beautiful Patara Beach (an endless stretch of unspoilt sand approx 10 mins drive from Kalkan), drive a jeep up into the mountains, cruise on a gulet or simply relax by your pool. Unlike some other Turkish coastal resorts, Kalkan's main economy derives from tourism and consequently, its inhabitants put much effort and pride into the town's historic preservation. As a result of very strict building regulations and the efforts of the Kalkan Foundation, the town has retained its charm and special ambience. The wonderful hospitality of the Kalkan people is another reason why the first-time visitor invariably returns time after time.

Very Enjoyable Stay (June 2011)
Spent an excellent week at Villa Lycia with a group of 7 friends.
The villa was well appointed with excellent outdoor space. Fantastic views over Kalkan.
Photos of villa are representative of what you get during your stay.
Excellent access to local shops, ideal for self catering and barbeques, local butchers/fishmongers also very accomodating makes self catering very easy.
Lots of eateries within Kalkan, all the ones we tried were very good.
Travel time from airport is about two hours drive
Found a hire car very useful, however plenty of taxi's availble should you need them.

The villa is a wonderful holiday base, really well appointed with all the mod cons you might need for your summer break. We had nine in our party and it still seemed extremely spacious when everyone was around the place.
The pool is one of the cleanest we've ever used on a holiday and was cleaned daily during our visit. I didn't mind the walk down into town and a taxi back up the hill was no problem.
Kalkan is a smashing little town and I can see why people return many times to holiday there. The locals were extremely friendly and easy going and we were made to feel welcome wherever we went. I was amazed
by the number of restaurants and we didn't have a bad meal in any of the ones we chose to eat in.
If you have kids Kaya is a great venue for a meal, the food is nice enough, but the resident magician Kadir
is superb at keeping everyone entertained. I also really liked Tomato. Not one of the bigger terrace style eateries, it's quite modest looking actually, but for the price the food and service was exceptional.
We had a wonderful day out on a boat with Captain Lucky on the 'Kartal'. He recently spent a fair amount updating his boat and it shows. A fantastic lunch was provided and the sea breeze gave a welcome break from the heat on dry land. Special mention must also be given to Tekken down at the Cinar Bar near the banks. A lovely host with a smashing family and a mind of useful information and contacts.
All in all we had a fantastic break and we'd definitely consider a return visit.
A luxurious, relaxing holiday with outstanding sea
From the very start of our dealings with Kalkan Villas our experience was excellent. Very swift and efficient communication and very helpful with transfer and car hire arrangements plus any other relevant advice on staying in the area. A lovely spacious, clean, well equipped villa with beautifully maintained pool and a fabulous view over the entire bay. To have the view though you sacrifice closeness to the town centre and harbour which was a 15 minute hilly walk (however we were told about this and a taxi ride back was easy and cheap). I would still rather have the view though! The Turkish people are very warm and helpful and lots of lovely places to eat but you do meet a lot of other English tourists in the evening all eating out too. We loved the villa and views and people and food. There was hardly anything we didn't like and if we had to make a criticism it would be that maybe a gate on the villa front would be useful to prevent some of the dogs wandering through. Cats and dogs are a part of the town and are friendly and did not bother us, but they could be a surprise for some people and a gate may reassure visitors. All in all though a wonderful place to be. The sun, sea and beaches were amazing too - very turquoise,clear and clean and lots of them too and there was plenty of space on them too. (Sept 2010)
Fantastic Holiday in a Lovely Villa-Great Location
Eight of us stayed at Villa Lycia from 21 June through to 5 July 2010. The villa was everything we hoped it would be. Well designed and furnished the villa flowed perfectly and worked for us extremely well. Three of us having been to Kalkan before were excited to show our friends what a great place it is and the villa was a great start! The Turkish people are wonderful and very kind. The food is delicious, not only in the restaurants but also everything we bought to cook on the BBQ. The butcher's shop next to the Smile supermarket and the prawns and fish from the fish market behind the taxi rank were yummy. As far as trips are concerned, in addition to visiting the surrounding villages and places of interest we would recommend a boat trip for a day - try Sunset 1 with the captain Yalcin (good value and a very tasty lunch). Also for something different try the canoe trip, this was enjoyed by everyone who took part. On our list for next time (didn't manage to get there on this trip) would be the Patara Horse Riding Club for a ride along the beach on their lovely horses. Abi Tours (Kalkan Villas agent) were extremely helpful with any queries we had. We had one of our best holidays ever at Villa Lycia and would not hesitate in recommending it to anyone!
An amazing, relaxing first class experience!
Villa Lycia is a beautiful property with stunning views. Every home comfort has been thought of. The property is well presentated. I travelled with six friends and everyone of us said that we would return. I can not fault the service we received from Debbie the moment we booked it, the transfers with ABI travel, down to the maintenance of the pool and surrounding gardens. 1st class I would definately recommend. Lovely villa, great facilities, fantastic views
We enjoyed a very relaxing week's holiday at Villa Lycia.
The Villa is very spacious and has every amenity you could need.
The pool area is great with fanastic views of Kalkan and the harbour.
Kalkan is a lovely town; very relaxed atmosphere and the locals are very friendly.
We dined out at a number of the roof-top restaurants that Kalkan is famous for with great food, friendly and efficient service and beautiful views of the coast. (Sept 2009)
It's a Villa with a view to savour
We recently stayed for 14 nights in the Villa Lycia in Kalkan Turkey and had a fantastic time.
The Villa is well furnished, well kept and positioned on a hillside which allows for the most breathtaking views of Kalkan Bay that you could simply never tire of waking up to.
The Villa also has a good size pool which is essential for cooling off from the baking sun.
The area of Kalkan is beautiful but extremely hilly, which makes a car essential if you have young children or elderly parents like we did.
Our most enjoyable day was renting a boat and spending the day at sea, swimming, snorkelling, bathing in mud, before enjoying a lovely lunch - well worth it.
There is also plenty to do around the vacinity of Kalkan, Pataras beach was a regular trip and Saklikent Gorge, Fethiye, Kas and the trips into the local villages are definatley a must.
We really enjoyed our stay and I would rank the whole experience of one of my best ever holidays. (Aug 2009)
Comfortable villa with fabuous views (Aug 2009)
Our second time in Kalkan. We thoroughly enjoyed our stay at Villa Lycia. The views from the villa are fantastic. The villa is very comfortable with full air con. There are four clean and attractive bedrooms and bathrooms. The kitchen is well equipped. The spiral staircase was fine for us but could be difficult for very young children or less able people. The pool is a good size and maintained daily, there are plenty of loungers. Linen and towels were changed frequently and the couple that clean the villa and pool are friendly and quietly efficient. The villa is high above the town and so benefits from a welcome breeze from time to time. The walk down to town is along a mostly unmade road, which is rough in places but okay if you are reasonably fit. We used taxis for the return journey. You don't need to hire a car as the taxis are in abundance and not expensive. The supermarkets will deliver but there are always taxis outside.
Kalkan itself is a fabulous place for a holiday. The area has thrived because of tourism and so the locals are pleased to see you. There are an enormous number of restaurants to suit all budgets. Many restaurants have a roof top terrace to capitalise on the views. Near to the top end of town are Ali Baba, Ilban and Kaya, all mid priced and good value. Friendly owners. The restaurants nearer to the harbour are often more expensive. Market day is Thursday where you can haggle over the price of some of the 'genuine fakes'.
Go to Patara Beach for the endless sand. Visit Saklikent Gorge it is absolutely stunning. Have lunch or an evening meal at a trout farm up in the mountains. Ask a taxi driver for advice and go to one of the original trout farms. We spent a day on Yildiz 1 sailing around the bay. We were well looked after, well-fed on home cooked food and would definitely recommend this family business.
All in all holidaying in Kalkan at the Villa Lycia was a great experience.
Stunning views in a peaceful location (Aug 2009)
Following a two week stay at Villa Lycia I can only praise it. We were met at the airport for the 1 1/2 hour transfer to the villa. The only slight negative was the 10 minute break half way through the journey when the driver wanted a coffee (but it was 1.30am in the morning!). The villa was delightful, nestling in the hills surrounding the beautiful old town of Kalkan with cobbled streets. Air conditioning in every room, comfortable, spacious, clean, great pool and spectacular views across the bay. Each bed had a mosquito net, but we didn't experience any mozzie problems...in fact a highlight, it made the girls feel special in their "princess beds"! The pool was cleaned and treated daily and a couple cleaned the villa unobtrusively, but thoroughly, every few days.
A 10 minute walk down the hill to the town...but then faced with the decision whether to take the easy taxi back, or prove we were still young by walking (by the end of the two weeks, the taxi was the favoured option!). The local supermarket delivered our water and food for free each day, and we didn't find a bad local bar or restaurant. Everyone was friendly and helpful. There was plenty to do if you wanted to, but with a fantastic hot sun, temperatures above 40, and the villa facilities...the pool and a glass of something cool usually won the day.
We had great fun days at Kalamar Beach Club, with a free taxi there and back. Jet skis, banana boat and the sea. We met up with another family and hired a gulet boat for a day...out at 10am and returning at 5.30pm. Snorkelling, swimming, lunch and tea for less than £200 (between 14 of us) so at £13/head, this was the best value day we had. Apparently (according to the younger adults in our party) the bars livened up in the evening, although after a great meal in the town we usually retired back to the villa for a bottle of wine on the patio. Sitting outside in glorious temperatures, high up the hill overlooking the bay, it makes you wonder why we came home!
Spacious holiday home with great views
We had a lovely two weeks here in August 2007 with our three children and parents. The villa is spacious and well laid out with everything that you could need included, including air conditioning throughout.
The pool is simply lovely (no shallow end though) and has the best views over the bay of Kalkan.
I would recommend this villa to anyone and intend to return in the future. Thanks, Debbie.
Villa Lycia, Heaven!
The Villa was a little difficult to find at night after a long journey but was well worth the wait. It was clean, tidy, spacious and the pool area and views are second to none! Debbie Warwick is extremely helpful and everything she states about the villa is spot on.
Kalkan is a dream and the restaurants are superb but make sure you barter for a free round!
The villa has so many options and is well maintained and serviced. All prospective Holidaymakers should just go for it before it gets booked up.

Relaxing Holiday
The villa was lovely spacious and clean and very well equipped. Many days spent lazing by the lovely pool looking over Kalkan. Easy walk into Kalkan as downhill all the way although road was a little rough in places however would recommend Taxi back. Lovely trips to beach and mountains nearby if you have a car but local taxi's reasonable as well. Hope to stay again one day.
One of the best!!
Villa Lycia, the views and Kalkan were all fantastic. The standard of furnishings, cleanliness and quanity of kitchenware were great. The villa itself is in a quiet location with quite a walk into Kalkan but a pleasant one but you need to taxi back as it is all uphill, but they are reasonable and not in short supply. Kalkan itself is lovely, numerous restaurants, where we never had a bad meal in two years and the people couldn't be more helpful and friendly.
What more can we say. Enjoy!!!
Fantastic Villa
We stayed at Villa Lycia in June.
The Villa is finished to the highest standard and is quite spacious. The pool is fantastic and the view from the garden over Kalkan and mountains is breath taking. The staff (pool maintenance and the cleaners)are very polite and non intrusive.
Kalkan is an up market resort with quite a few Brits, Dont get me wrong, not the egg and chips type of Brit, More like your tea and cucumber sandwich types. We all realy enjoyed our two week stay at the Lycia and Kalkan.
I cannot honestly fault the whole experience in any way.
The Turks are such lovely people. Do get a car and drive into the mountains. We hired a car and did this. We went high into the mountains 35 Deg C and the car just cut out in the middle of nowhere. Not a building to be seen and only one small bottle of water between us. We were getting a little worried but out of nowhere came a little Turkish man wearing yellow pants?? He popped up from behind a bush and told us (in Turkish) Not to worry, His friends would be passing by soon. Very shortly a fire engine with about
six other men came down the road and they all piled out (wearing yellow pants ;-).. A few seconds later, yet another engine turned up and this made 13
firemen in all. (Surreal?) Not a fire in sight for miles. Well, these nice fellows got our car working again. So we lined them all up and took a few photo's of them all with us as I am sure that nobody would have believed our tale. I posted hard copies of the photo's to their addresses in Antalya so I guess we will be on their wall right now. What a magical
mystical place.. My point to this story is, not one of these guys spoke a word of English but every one of them was so respectful and full of smiles and laughter.
I love the Turks in this area. So much like the Greeks and I can never understand why they don't get on??
I have so many other places in this world to visit but I do intend visiting Kalkan again and I will without doubt stay at the Lycia in Kalkan.
