Our sleeping provision gives luxury for 4 people and comfort for up to 6 people, plus a baby.
The 2 bedrooms are currently configured as follows - one with a king-sized bed and one with twin beds.
The twin beds can be fitted together and covered with a topper to provide an very large king-sized bed, on request.
There is also a bed-settee in the lounge, which folds out to provide a small double bed.
We can provide a folding bed, to give an additional separate bed-space, but the maximum number of guests remains at 6 plus a baby. The bed-sette can be set up in either the twin bedroom or the lounge.
We also have a folding travel cot, which can be set up in either bedroom or the lounge.
Both bedrooms overlook a rather beautiful small, cultivated, courtyard to the rear of the property, facing west. There is no passing traffic and very few pedestrians.

Both bedrooms have bed-side lighting and hairdriers.
There are fitted wardrobes in each bedroom. The main bedroom has bed-side 3-drawer unit at each side of the bed and hanging space in the wardrobe.
The second bedroom has shelved space and hanging space in the wardrobe, as well as a small shared cabinet between the beds (primarily to hold a bed-site lamp and a glass of water).

The en-suite is accessed from a door off the main bedroom only, providing privacy and luxury.

This bright east facing room, over-looks Old Tolbooth Wynd itself, which has almost no passing trafic and very few pedestrians.
Pleasant, welcoming ambience with electric "living flame" fire. The whole apartment is especially warm - you will not need the extra heat - but it's a lovely feature.
Two comfortable leather settees; both generously sized. There is also -
- a Small DVD library.
- an i-Pod dock/ alarm
- a Selection of books, games and tourist information.

The modem box for internet access is in the lounge, - this provides wi-fi access throughout the apartment.

We provide on-site shared-garage parking. The garage is accessed by a remote control via a roller-shutter door. This would also be ideal for motorbike or cycle storage.
There is no additional charge for parking, for our guests.
We generally recommend you leave your car in the garage and walk, taxi or bus around the town.

Most, if not all of the other facilites the best of hotels may advertise, are readily available nearby, at a charge.We can help you access and plan whatever you would l ike to do. There are fantastic sports opportunities in Edinburgh, including golf - we can help you arrange to play a round in edinburgh, and hire clubs. Also, spa treatments - there are several luxurious places to chill - within easy walking distance. Just ask!

The heating in this apartment is very good. Even in the coldest times, we've been warmer here than any other house we've lived in around Edinburgh.
In the summer it is warm also, so we provide portable air-con units for each bedroom, which is usually unheard of in Scotland.
Our internet access is wi-fi, if you prefer to work wired, bring a cable with you, please.

Other notes

We provide on-site shared-garage parking. The garage is accessed from the street, by a remote control via a roller-shutter door, so it's reasonably secure.

For comparison, I'd expect central Edinburgh parking to cost at leat £10- 20/day.
