This fabulous villa is located in the tranquil tropical setting of the gated resort Aviana. The resort offers a clubhouse situated next to a communal pool and spa, overlooking a large lake, idyllic, There is also a fitness centre, business centre (including PCs and printer / copier free to use by all guests), sand volleyball and children’s playground.
The villa (newly furnished in late 2010) feels luxurious from the moment you step inside.There are two seating areas, one with a large TV (HD cable), a fully equipped kitchen, 2 dining areas near the seating areas, washer and dryer (in garage), air conditioning, fans in 3 bedrooms and two bedrooms have en-suites and TV’s (cable), pool, patio furniture, backing on to a secluded area, is just perfect for lazy days or relaxing after a day of theme parks.
With Walt Disney World only 15 minutes away, easy access to other attractions (ie Universal Studios, Sea World, Space Centre,legoland, beaches), championship golf courses just a few miles from this resort, it is the perfect location for your Florida adventure. This villa is ideally situated on US17-92, which is 6 miles south of Interstate 4, Junction 58 at Champions Gate. It is within easy travel distance to Central Florida’s main attractions, just 15 minutes from Walt Disney World and 30 minutes from Universal Studios and Sea World to name a few. It is also ideally based for those shopping trips at the malls. World Class golf courses are also within reach just a few miles away. Shops, restaurants and supermarkets (dollar central) are located nearby.

Cleaning cost waived for stays of 7 nights or more, otherwise a fee of £75 applies.
Pool heat is available at an additional cost of £20 per day (recommended between October and April/May). Please request pool heating at the time of booking.
No 3rd party bookings will be accepted, only guest on booking form will be allowed to stay in the villa.
To secure a booking, a 20% (minimum £200) non refundable deposit is required.
The balance of payment is due 10 weeks before departure along with a refundable Security Deposit of £250.
Payment can be made via bank transfer (USA (USD) or UK (GBP) bank accounts), by checks/cheques, or credit card payments are accepted via Paypal (Please add 4% service charge for option Paypal).
The security deposit will be refundable within two weeks of your departure pending an inspection by the management company confirming there are no losses or damages.

My family and I stayed at the “Devine Villa” in Aviana for 1 week in January 2011 in all there were 2 couples and 3 children. There was plenty of room for everyone. The house was newly furnished to high standard and the pool and patio were terrific. The house looks just like it does in the pictures. I was really nervous about booking the house since the whole both family's vacation was depending on the ease and comfort of the house but it was terrific better than I hoped. The neighborhood is new and clean and quiet. It was about 15 minutes from Disney, very close to a Publix grocery store, CVS, and Chillis at Champions Gate. We spent a couple of days at Disney, lounged by the pool, went shopping and the guys played golf. (Lots of golf). This beats staying at a hotel every time and I would definitely do this again without any hesitation. Everyone had a great time!
Catherine was absolutely wonderful to deal with. She answered every question quickly and efficiently. I have recommended this to many of my friends and am forwarding them this information. I doubt that you can find a better house for the value.

Perfect Holiday
Excellent house, clean, well furnished and spacious. Close to all main attractions and a breeze from the Airport. Highly recommended for all families - we slept two families at the same time quite comfortably.
Ist Class Villa
We have just come back from a 2 week trip to Orlando our 4th visit and only 2nd stay in a villa. We chose this villa because it was situated on the same estate that we stayed in on our last holiday. This however was a truly better decorated villa than our last one. It has everything you need and you truly won't want to come home!! The villa owner is very helpful with any questions you may have from the moment you book her villa. The management company are very helpful and check on the pool cleaning etc throughout your stay. The owner has a visitors book which guests can write in and we picked up suggestions of a few new places to eat which we hadn't tried before. We will be going back again hope fully in 2012 and will be booking this villa again!!

Recomendamos ampliamente esta villa, estuvimos en el mes de Noviembre 2010 por 1 semana y todo en orden. Es una propiedad nueva, con todos la comodidades para 8 personas, muy limpia y todos los enseres son nuevos.
Cerca cuentas con un automercado y una estación de servicio, y los parques quedan aproximadeamente a 15 minutos. Para nosotros fue una grata experiencia.
Recomendada ampliamente.

We booked this at the last minute and the owner was a real pleasure to deal with, this was my third time renting a villa in Florida, and this has been the best so far. It was very clean, with new furniture and was well-maintained.
The location is great as it was not to far from all that we needed (adventure parks, restaurants and shops) yet far enough from the hustle and bustle of the city. It is located in a very quiet and secure residential area. The pool is a real asset and is kept very clean. I would recommend this property to anyone looking for the very best.
I have already enquired about renting in 2011.

Where do I begin... The villa was magnificent and just as shown is how you will find this lovely villa upon your arrival. When my family and I first arrived, we toured the house and sat out by the pool before we unloaded our luggage. We were just so amazed at how warm we felt when we walked through the door. This property is very well maintained and is located in a nice community minutes from stores and atractions. Ms. Catherine was the best, she contacted me almost immediately once I inquired about the property via email. She even took the time to give me a call just to find out if I had any additonal questions before my stay. I was provided with all the information I needed before my arrival to check in. This is a great place to stay and is recommended for all families or friends. The villa is approximately 15 mins from the Disney attrations in which we enjoyed. For my future visits to Florida I do not have to search for anywhere else to stay. Thanks, Ms. Catherine for sharing your villa with us.

GREAT VACATION
This villa is as beautiful in person as it is in the pictures. There is plenty of space and it has everything you need for a vacation. The house is very clean and comfortable. The owner is very nice and helpful. My family and i had a wonderful time here.
