Shoes Off. NO smoking. NO partying. NO pets. Dishes must be cleaned and rubbish taken out on departure. The apartment should be found in the condition of check in; changeover fee covers disinfection cleaning/bed linens & towels ONLY. Leaving the apartment in a mess will result in cleaning fees being taken from the authorised security deposit.
Authorisation for the Security Deposit amount will be made on your card; to be held in case of damages, in accordance with our Terms & Conditions. Your booking is confirmed only once you have received a letter of confirmation from us via email and the required deposit/full payment for the rental has been received by us. We aim to have the confirmation email sent to you as soon as possible and within 24 hrs of the time we have received your payment. Check-in details will be emailed to you 7 days prior to your arrival. Standard check-in is from 15:00 until 18:00 on the day of arrival. Late check-ins can be accommodated. Early check-in will only be possible if the Apartment happens to have been vacant the night prior to your arrival. Checkout is by 10:00 on the day of departure.

Cancellation fees depend on notice given and are as follows:
More than 55 days prior to arrival 25% of total Rental Sum
30 – 55 days prior to arrival: 50% of total Rental Sum
Less than 30 days prior to arrival: 100% of Rental Sum
Rental Deposit of 25% is non-refundable, even in the case of force majeure. We recommend that you purchase travel insurance with cancellation cover.

Balham, 'Gateway to the South' (as it is affectionately known, after an old Peter Sellers comedy) is 'south of the river'. More specifically it is in the South London borough of Wandsworth, near Clapham. Just like neighbouring Clapham before it, Balham has undergone a massive transformation over recent years. This area is one of THE places to live for London commuters, young families and indeed celebrities such as TV presenter Sarah Beeny, and TV chef Ainsley Harriot. As well as all the coffee bars, shops and supermarkets you might expect, within a mile radius there are also excellent restaurants ranging from Italian to Nepalese, Thai to Persian, Portuguese to Moroccan and the popular 'Harrisons' (part-owned by celebrity chef Rick Stein). There are bars aplenty too, perhaps the best known being 'The Bedford'. Winner of the Evening Standard award for Best London Pub 2002, the 'Banana Cabaret' part of the Bedford is a famous live music and comedy venue that attracts big names week in week out. This is just round the corner from the apartment! Tooting Bec Lido, the UK's largest and Europe's second largest outdoor pool is just a few minutes walk away. Tooting Common, Wandsworth Common and Clapham Common are all within walking distance. Very nearby Tooting Common has the Lido, tennis courts, a children's play area and plenty of space for outdoor activities. Balham Leisure Centre with its gym, exercise classes, indoor pool and squash courts is a 2 minute walk away. Major attractions close-by include famous sporting venues like Wimbledon Tennis, Wimbledon Greyhound Stadium and Twickenham Ruby Stadium, as well as Kew Gardens and Richmond Upon Thames. St. Georges Hospital is also nearby. London Attractions: Where do you start trying to describe London's attractions? The history, the famous locations and buildings, the hundreds of activities to do, the thousands of shows and events on offer... Even the 'highlights' depend on what takes your fancy. If you're a 'first timer' to London, of course you must see the Palace of Westminster (Houses of Parliament and Big Ben), the London Eye, Buckingham Palace, Trafalgar Square and Nelson's Column, Downing Street, St Paul's, The Mall, Leicester Square, Covent Garden, Tower Bridge, the Tower of London, Harrods, the British Museum... But where to stop? Take in a West End show? Of course. Do a cruise down the Thames? Perhaps. What about Madame Tussauds? The London Dungeon? The National Gallery? The Tate? The London Aquarium? London Zoo? Hyde Park? Greenwich? Hampton Court? HMS Belfast? Kew Gardens... The fact is there are many many sources of information on such things, from websites to Tourist Information, so we shall not even try and do justice to London in a paragraph or two here. It is quite simply one of the world's great cities, where you could spend weeks and still not feel you have seen everything worth seeing. It's all up to you, but one thing's for sure...you'll never be bored!
