Shoes Off. NO smoking. NO partying. NO pets. Dishes must be cleaned and rubbish taken out on departure. The apartment should be found in the condition of check in; changeover fee covers disinfection cleaning/bed linens & towels ONLY. Leaving the apartment in a mess will result in cleaning fees being taken from the authorised security deposit.
Authorisation for the Security Deposit amount will be made on your card; to be held in case of damages, in accordance with our Terms & Conditions. Your booking is confirmed only once you have received a letter of confirmation from us via email and the required deposit/full payment for the rental has been received by us. We aim to have the confirmation email sent to you as soon as possible and within 24 hrs of the time we have received your payment. Check-in details will be emailed to you 7 days prior to your arrival. Standard check-in is from 15:00 until 18:00 on the day of arrival. Late check-ins can be accommodated. Early check-in will only be possible if the Apartment happens to have been vacant the night prior to your arrival. Checkout is by 10:00 on the day of departure.

Cancellation or Change:
Cancellation fees depend on notice given and are as follows:
More than 55 days prior to arrival 25% of total Rental Sum
30 – 55 days prior to arrival: 50% of total Rental Sum
Less than 30 days prior to arrival: 100% of Rental Sum
Rental Deposit of 25% is non-refundable, even in the case of force majeure. We recommend that you purchase travel insurance with cancellation cover.

The large and bright lounge looks out onto tree-lined Byrne Road, where parking is readily available if required. With the original Victorian cast iron fireplace and a wonderfully high ceiling with ornate carved friezes this is a beautiful sitting area. There are two sofas, one of which is a high quality sofa-bed. Byrne Garden also benefits from the latest technology and in the lounge is a 40 inch Sony Bravia LCD television and WiFi.

The private garden is accessed from the kitchen, which leads via a communal corridor to the back door of the building. The garden has a lawned area, a pond and a secluded patio. There is a table with 4 chairs. As the rail line is at the end of the garden some guests may not find this a suitable place to lounge and may prefer the stroll a couple minutes down the street to the closest part of Tooting Common.

On-street parking is available. Daily permits are priced at £5.50 each and should be ordered through us at the time of booking as we must obtain them from our local council office. Otherwise metered parking is available from 09:30 - 17:30 Monday through Saturday (4 hours maximum). Parking is FREE on Sunday.
